On 21 July 2026, two four-bedroom villas in Opal Gardens sold for AED 8.70M and AED 8.95M. Neither price stood out. What was new was the status beside them in the Dubai Land Department register. For the first time, the homes changed hands as completed properties, not off-plan contracts. By the end of September, the register showed nine resales of this kind.

That small change of status matters more than it looks. For three years, Opal Gardens traded on floor plans and payment schedules. Now buyers can walk through the house, banks can lend against it, and owners have a real decision to make. This article reads every registered sale in the community: 607 transactions from May 2023 to 30 September 2026. It then explains what the evidence means for owners and for buyers.

What is Opal Gardens?

Opal Gardens is a community of 435 homes in District 11, part of the Meydan masterplan in Wadi Al Safa 3. Nakheel builds it. The mix is 237 standalone villas, 144 townhouses and 54 semi-detached homes, arranged around a central lagoon. Every one of the 435 homes has sold at least once, and 153 of them have since been resold by their owners. You can see the full price ranges on the Opal Gardens community page.

Opal Gardens resale prices by home type

The table compares what each type of home cost at launch with what owners achieved in 2026. All figures are medians, so one unusual sale cannot pull them out of shape.

Home Launch (AED) 2026 typical (AED) Resales in 2026
Middle townhouse72 homes 4.27M 4.90M 2
Corner townhouse72 homes 5.92M 6.38M 5
Semi-detached54 homes 4.89M 6.08M 6
4-bedroom villa168 homes 7.81M 9.20M 19
5-bedroom villa44 homes 11.09M 13.25M 4
6-bedroom villa25 homes 19.74M 18.50M 1

Five of the six home types now resell above their launch price. The exception is the six-bedroom villa. Owners have resold only six of them. The single sale this year, at AED 18.5M, cleared below the launch median of AED 19.74M. With so few sales, that row says little either way. The same caution applies to the middle townhouse, where the 2026 figure rests on two sales.

Across all 157 resales with a recorded gain, the typical owner sold for 11% more than they paid. In fact, 143 of those 157 sellers made money. However, the register measures each gain against that seller’s own purchase price. It therefore mixes owners who bought at launch with owners who bought later, and it is before fees.

Home Resales since 2023 Typical gain
Semi-detached 27 +15%
4-bedroom villa 63 +13%
5-bedroom villa 17 +12%
Corner townhouse 18 +9%
Middle townhouse 26 +8%
6-bedroom villa 6 −0.5%

Have Opal Gardens prices stopped rising?

The four-bedroom villa is the best guide to direction. It is the most common home in the community and the most traded. Its median resale price per square foot of built area was AED 1,521 in the first half of 2024. By the second half of 2025, it had climbed to AED 1,806, a rise of 19%. In the first half of 2026 it reached AED 1,815. The five sales between July and September then came in at AED 1,756.

Four-bedroom villa resales Sales AED per sq ft
January to June 2024 7 1,521
July to December 2024 17 1,599
January to June 2025 13 1,756
July to December 2025 10 1,806
January to June 2026 14 1,815
July to September 2026 5 1,756

In other words, the steady climb has paused. Five sales are not enough to call a fall. Even so, they show that the community is no longer lifting every home at the same rate. From here, each villa’s price will depend more on its plot, finish, position and presentation than on the market as a whole.

What changes at handover

Completion brings new buyers and new competition at the same time. Buyers can now inspect the finish, the light and the privacy of the garden. As a result, two villas with the same floor plan can sell for different prices. Mortgage buyers also arrive, because a bank will lend on a completed home far more readily than on an off-plan contract. On the other hand, owners who waited for handover tend to list in the same few months. Each buyer therefore has more homes to choose from. Meanwhile, the first signed leases will replace rental estimates with real evidence.

What this means if you own a home in Opal Gardens

If you bought at or near launch, you are probably sitting on a gain. The register supports a sale at today’s levels. The risk lies in pricing from the highest portal listing instead of registered sales of your own home type. Buyers at this stage compare carefully, and the homes priced in line with the register tend to sell first.

If you plan to rent, wait for the first signed leases before you fix a figure. Furnishing and a finished garden will then decide where in the range your home lands.

If you plan to hold, the register gives no cause for concern. Still, it does not yet show a second rise. Holding therefore makes most sense if you will not need the capital in the next year or two.

What this means if you are buying

For a buyer, the clearest starting point is the price per square foot of house. A corner townhouse costs around AED 1,303 per square foot of built area. That is 28% less than a four-bedroom villa at AED 1,805. The townhouses have also gained less than the villas so far. Less of the rise is therefore already in their price.

Home AED per sq ft of house, 2026
Corner townhouse 1,303
Middle townhouse 1,375
Semi-detached 1,605
4-bedroom villa 1,805
5-bedroom villa 1,903
6-bedroom villaone sale 2,189

If ease of resale matters most, the four-bedroom villa has the deepest market, with 70 of the community’s 173 resales. The six-bedroom villa sits at the other end. It is a home to live in rather than to trade. Three of its six resales went at or below what the seller paid, so it does not suit a short hold.

One piece is still missing: rental yield. Leasing is only starting with handover, and a yield built on asking rents would be a guess. It will become measurable once the first leases are signed.

The main point

Opal Gardens has done what most of its owners hoped. Prices rose through 2025, and five of the six home types now sit above launch. That phase has ended. The next one will turn on individual houses. Owners and buyers who work from registered sales rather than asking prices will make the better decisions.
