About District 11

What District 11 is

District 11 is part of Mohammed Bin Rashid City, on a Meydan masterplan, where Sheikh Mohammed bin Zayed Road meets Al Ain Road. It is a villa district. Low-rise buildings sit at the entrance facing Al Ain Road; behind them it is villa communities.

Nakheel builds Opal Gardens at the tip of the district: 435 villas, semi-detached homes and townhouses around a crystal lagoon. The large villa plots went to private developers, who are building smaller collections of high-end homes, most of them still under construction.

The land itself has been rising. Two District 11 villa plots of 200,000 to 360,000 sq ft, bought in 2023 for AED 48–83 million, resold in May 2025 for AED 125 million each, according to the Dubai Land Department register.
