Three things worth knowing
Semi-detached homes sit on more land
A semi-detached home has a larger plot than a corner townhouse on average, but about 1,100 sq ft less house. It is the choice for land, not for space inside.
Built-up area tells you the bedrooms
Villa plots overlap between the 4, 5 and 6 bedroom types. Built-up area does not: 5,096, 6,964 and 8,453 sq ft.
The 6-bedroom villas are priced apart
Their median resale is about AED 2,419 per sq ft of built-up area, against about 1,838 for the 5-bedroom villas.
What Opal Gardens is like
A crystal lagoon sits at the centre. The community has villas, semi-detached homes and townhouses only, with several gated entrances off the main roads. It is at the junction of Sheikh Mohammed bin Zayed Road and Al Ain Road.
